The Role of Your Roof in Buying and Selling

Whether you’re buying or selling a home, the roof is something you’ll want to pay careful attention to. It is one of the largest expenses for a home and one of the most important in protecting you and your family.

Here are a quick couple of questions to start with when deciding if action needs to be taken to repair or replace the roof during this process:

·     Are there any leaks in the home?

·     Do you have shingles missing?

·     Are your shingles cupping or curling?

·     Are there signs in the attic for moisture or mold?

·     Is the roof older than 20 years?

If you answer yes to any of these, we recommend inviting a roofing contractor to provide their expert opinion on the roof’s lifespan and stability.

Also, even if the roof looks fine it is best to still hire a home inspector to check for any “hidden” signs for wear or damage. As a seller, taking care of problems early on can help your chances of selling and making the process as smooth as possible. Most buyers will request a home inspection anyways, so it can provide peace of mind and preparedness to know what to expect as the outcome of this inspection. As a buyer, having this inspection will help you make an educated decision on if you truly want to purchase the home and can help you plan for the finances that may be associated with roof repair or replacement.

Often a realtor can help you understand whether or not a roof repair/replacement will be necessary to sell a home under current market conditions, but a roofing contractor is the one who can provide the expertise on what exactly the roof needs to be in tip-top selling or buying shape.
